Construction and Investment Financing for the Boterfabriek in Nijmegen

Background

In December 2021, MWPO acquired the former Butter Factory in Nijmegen, an industrial landmark dating back to 1881 and one of the city’s oldest factories. After years of standing vacant, MWPO, in collaboration with Houben/Van Mierlo, developed a plan to breathe new life into the complex: a mixed-use residential area comprising six building blocks, 9 single-family homes, 105 apartments, and a community space. The former factory itself has been transformed into premium apartments, with its original character preserved as much as possible. The remaining building blocks consist entirely of new construction. The entire project was completed with energy efficiency ratings of A+ and A++.

To carry out this unique redevelopment project, the client set a number of specific financing objectives: competitive rates, a 60% LTC/LTV advance, favorable terms regarding collateral, long-term security, and protection against interest rate increases during the term of the loan.

Asset Partners organized a competitive process among selected lenders and successfully highlighted the project’s historical and social value, its strong sustainability goals, and MWPO’s proven track record. The financing was successfully arranged with Rabobank, including a green discount on the interest rate due to the project’s high sustainability standards. All of the predefined financing targets were achieved.
