
Refinancing of a mixed-use real estate complex in the heart of Groningen
On behalf of a private investor, Asset Partners oversaw the refinancing of the Waagstraat complex in Groningen.
Background
The Waagstraat Complex is an iconic mixed-use real estate property in downtown Groningen, consisting of three interconnected buildings with a total gross floor area of approximately 11,000 m², housing retail spaces, restaurants and cafes, offices, and apartments. Located in a prime A1 location, right next to City Hall and between the Grote Markt, Vismarkt, and Herestraat, the complex is one of the city’s most prominent landmarks.
When the existing financing expired, the incumbent lender initially refused to renew the loan on favorable terms. Asset Partners then organized a competitive tender process for its client involving several domestic and foreign lenders. This process resulted in several attractive refinancing proposals. Ultimately, partly thanks to the carefully cultivated competitive landscape, the existing lender decided to refinance the loan after all, under significantly improved terms.
The new financing structure aligns with the property’s stable cash flow, strong tenant base, and the investor’s solid real estate position. With this refinancing, a landmark complex in the heart of Groningen remains financed in a way that ensures its long-term viability, under terms that reflect its quality and significance to the city.
