The property is an iconic mixed-use complex in a prime location in downtown Groningen, consisting of three connected buildings with a total gross floor area of approximately 11,000 m², featuring retail spaces, restaurants and cafes, offices, and apartments.
When the existing financing matured, the incumbent lender initially declined to extend the loan on favorable terms. Asset Partners then organized a competitive tender process for its client involving multiple domestic and international lenders. The process generated several attractive refinancing proposals. Ultimately, due in part to the competitive tension created by the carefully managed process, the existing lender agreed to refinance the loan on significantly improved terms.
The new financing structure is aligned with the property's stable cash flow, strong tenant base and the investor's solid real estate position. This refinancing ensures that a landmark complex in the heart of Groningen remains securely financed for the long term on terms reflecting its quality and importance to the city.
