Background

The portfolio to be financed comprised nine office properties across the Randstad. Total net lettable area was approximately 69,000 sq m, with a diversified tenant base and low vacancy.

Traditional banks were cautious, due in part to challenging market conditions in the office sector and the fact that the financing was being sought by a non-Dutch entity.

Asset Partners ran a competitive tender process with international lenders experienced in these types of structures and markets. The selected German lender, Hamburg Commercial Bank, offered an appropriate level of leverage, combined swift decision-making with certainty of execution, and was willing to finance the cross-border structure.

The financing was also coordinated with the ongoing bidding process, ensuring that acquisition and closing progressed seamlessly.
