Purchase Financing for a Multi-Tenant Business Complex in Almere
On behalf of Van Boom & Slettenhaar, Asset Partners managed the acquisition financing for The Cube in Almere.
Background
The client wished to acquire the Cube Fashion Center in Almere. The property, located in a prominent, highly visible spot directly off the A6, comprises approximately 16,590 m² of gross leasable area and housed approximately 70 tenants representing more than 400 fashion brands in total. Over the years, the complex has developed into a leading wholesale center for the Dutch fashion, body fashion, and beauty sectors.
The client approached Asset Partners after failing to secure the desired financing through the lenders they were familiar with. Drawing on its in-depth knowledge of the market and a thorough understanding of the property, Asset Partners selected a single lender that it believed would be a strong fit: RiverBank, which at the time was a relatively new player in the Dutch real estate financing market.
By working closely with RiverBank and carefully navigating the financing process, the desired financing was ultimately secured. Thanks to the strong underlying collateral and the favorable ratio between the purchase price and market value, RiverBank was willing to provide the requested financing.
The acquisition financing not only made the purchase of the property possible, but also laid a solid foundation for the continued operation and optimization of a distinctive real estate property within the Dutch fashion sector.
Outcome
- Targeted match with financiers based on property knowledge and market expertise
- Financing was secured after the client’s previous attempts had failed to produce the desired result
- Maximizing the difference between the purchase price and market value
- Financing structure tailored to a specialized multi-tenant real estate property
